Code of Ethics and Fair Housing Compliance Pledge

As a member of the Landlord Association, LLC., I recognize that owning and managing rental property is a privilege and a responsibility. I pledge to uphold the highest standards of professionalism, fairness, and integrity in all dealings with tenants, the public, and fellow housing providers.


I understand that ethical property management contributes to stronger neighborhoods, safer housing, and thriving communities.


1. Professional Conduct

  • I will conduct all landlord-tenant relationships with honesty, fairness, and respect. 
  • I will operate my rental business in accordance with federal, state, and local laws, including fair housing and tenant rights regulations. 
  • I will avoid deceptive, misleading, or unethical business practices. 
  • I will maintain my properties in a safe, clean, and habitable condition at all times.


2. Fair Housing Compliance

I affirm my full compliance with the Federal Fair Housing Act, which prohibits discrimination in housing on the basis of:

  • Race 
  • Color 
  • Religion 
  • Sex (including gender identity and sexual orientation) 
  • Disability 
  • Familial status 
  • National origin
     

I further agree to comply with any Texas Fair Housing laws and local ordinances that provide additional protections.


As part of this pledge, I commit to:

  • Treat all applicants and tenants consistently and fairly. 
  • Use uniform, objective criteria for screening and selecting tenants. 
  • Refrain from discriminatory advertising, language, or actions. 
  • Make reasonable accommodations for tenants with disabilities, as required by law.


3. Community Responsibility

  • I recognize that quality housing and ethical landlord practices contribute to a healthy community. 
  • I will work collaboratively with local agencies, city officials, and community organizations to promote housing stability and neighborhood improvement. 
  • I will not engage in retaliatory or exploitative practices that harm tenants or undermine community trust.


4. Education and Improvement

  • I will continue to learn and grow as a landlord through education, training, and association participation. 
  • I will encourage other landlords to uphold these same standards. 
  • I will report unethical or illegal conduct that undermines fair housing or community well-being.


5. Accountability

I understand that my membership in the Bell County Landlord Association is a privilege that requires adherence to these principles. Violations of this Code of Ethics or Fair Housing laws may result in disciplinary action, including suspension or revocation of membership or certification.
